Turns out there was a crack in the pipe behind the wall that everyone missed. He found it in like 10 minutes. We've already recommended him to half the neighborhood.

I was honestly skeptical at first because his quote was lower than everyone else's and you know what they say... but wow was I wrong. He explained that he keeps overhead low by not having a big crew.
